Guide for private renters - 4. Houses in Multiple Occupation (HMOs)

Do you live in an HMO?

An HMO is a home shared by three or more people from two or more households, who share facilities such as kitchens or bathrooms.

If so, your landlord may need a licence.

Licensed HMOs must meet specific standards:

  • fire safety measures (alarms, escape routes)
  • adequate bathrooms, kitchens and room sizes
  • proper waste disposal and cleanliness in shared spaces

Landlords must comply with current HMO licensing laws under the Housing Act 2004
